Buttermilk Cafe and Your 3rd Spot have signed on as the first two commercial tenants of One Veridian, a 321-unit high-rise apartment building at the east end of the 225-acre Veridian redevelopment of the former Motorola Solutions campus at the southwest corner of Algonquin and Meacham roads in Schaumburg.

The leases cover everything from breakfast and lunch to nightlife and mark the first step in filling out the Main Street-style retail and entertainment district that developers have been planning at the Veridian site. Apartments in One Veridian will become available next spring, while Buttermilk Cafe is expected to open next summer.

"These leases indicate what kind of urban-inspired experience is taking shape at Veridian," said Bob Burk, managing partner of UrbanStreet Group, the developer overseeing the redevelopment. "We spent 10 years reinventing an old corporate campus into a new neighborhood with real streets, and now those streets are getting the mix of food, shopping and entertainment that makes a downtown feel like a downtown. We want people stopping in for pancakes on a Saturday morning, and coming back that night for a round of cocktails and gaming with friends."

Buttermilk Cafe is known in the Chicago suburbs for its stuffed breakfast biscuits, specialty pancakes, gourmet burgers and all-day breakfast menu, with locations in Geneva, Naperville, Vernon Hills, Downers Grove and Wilmette. Its 4,000-square-foot site at Veridian will introduce a full coffee and cocktail program alongside its breakfast-and-lunch menu.

"Schaumburg has been on our radar for a long time, and Veridian is exactly the kind of walkable, mixed-use setting where Buttermilk works best," restaurant founder and co-owner Katie Kouvelis said in a statement. "We have watched this project take shape, and we are ready to be part of it."

Your 3rd Spot will occupy 30,000 square feet on two levels and is expected to open in 2028. The venue will be the second location of the concept, which first opened in Atlanta in 2022. The business is expected to bring more than 100 jobs to the area by the time it opens.

"As we considered where to open our second Your 3rd Spot location, Schaumburg stood out because of the strength and diversity of the market," said Josh Rossmeisl, founder and chief vision officer of parent company AMP Up1 Hospitality. "We anticipate the proximity to the Renaissance Schaumburg Convention Center plus greater Chicago's reputation as a cultural and entertainment hub will provide a steady flow of guests looking for new ways to engage, celebrate, and create community."

The Veridian project has brought approximately $1 billion in new investment to Schaumburg, including Topgolf, The Boler Company and the residential communities of Northgate at Veridian and Element at Veridian. The site is also neighbored by Zurich North America and a lingering presence by Motorola Solutions. The first completed building of The District at Veridian is The Fresh Market grocery store, which is expected to open early next year.
