Alchemy Real Estate Sells 419-Room Marriott Hotel Portfolio in Schaumburg

A national hotel investor has acquired a three-hotel, 419-room Marriott-branded portfolio along Schaumburg's Woodfield corridor, according to a Thursday announcement from Alchemy Real Estate Advisors.

Three Woodfield Corridor Properties Change Hands

SCHAUMBURG, Ill. (Illinois State News) -- A national hotel investor has purchased a three-hotel, 419-room Marriott-branded portfolio in Schaumburg, marking another significant transaction in the suburb's booming commercial real estate market.

Alchemy Real Estate Advisors announced Thursday the sale of the portfolio, which includes:

  • Courtyard Chicago Schaumburg -- 162 rooms
  • SpringHill Suites Chicago Schaumburg -- 132 rooms
  • Residence Inn Chicago Schaumburg -- 125 rooms

Lender-Owned Properties Sold Through CMBS Process

According to the announcement, Alchemy represented a CMBS special servicer in the sale of the lender-owned portfolio. The buyer plans to align with a Midwest-based third-party management company to operate the assets going forward.

Brent Clemens, Principal at Alchemy Real Estate Advisors, said his team ran what he described as a highly competitive process.

"That experience allowed us to run a highly competitive process that generated very strong bidder interest and numerous bids," Clemens said. "The transaction closed efficiently with non-refundable earnest money at contract, reflecting our ability to connect institutional lenders and servicers with credible private capital at strong market pricing."

Prime Location Along Woodfield Corridor

The three hotels are situated in Schaumburg's Woodfield corridor, with immediate access to I-90 and IL-53 and convenient access to O'Hare International Airport and the broader Chicago market. The properties are adjacent to Woodfield Mall and minutes from the Schaumburg Convention Center.

The area benefits from nearby corporate demand from employers including Zurich North America, Motorola Solutions, OptumRx, and Paylocity.

Part of Broader Schaumburg Investment Trend

The sale fits a pattern of continued public and private investment in the suburb. Schaumburg has seen new healthcare facilities, corporate renovations, logistics development, and mixed-use projects such as The District at Veridian and the 90 North District take shape in recent years.

The transaction underscores the strength of the suburban hotel market along the Woodfield corridor, where proximity to O'Hare, major highways, and a deep corporate employment base continues to attract institutional investment.
